Steps to Creating a Certified Building Pad

The process of creating a certified building pad involves several different professionals, including surveyors and soils engineers.

Surveyors are responsible for creating a topographical survey of the site and setting the property corners. They also set the construction staking, which is used to determine where everything should go and how high or low the grade needs to be to finish at the proper elevations.

The soils engineer is another important professional involved in the process. They are responsible for testing the soils and providing recommendations on how to properly process them. The soils report that they produce provides guidance on achieving the proper moisture content and compaction for the soil.

Based on the soils report, the construction process begins with an over-excavation where all the dirt is removed to the depth specified in the soils report. The bottom of the excavation is then scarified, moisture processed, and compacted. The soil is tested by the soil engineers to ensure that it meets the required specifications for compaction and overall depth.

Next, the soils are replaced in thin layers that are also moisture processed and compacted to the specifications in the soils report. The soils engineer will test the compaction every 12 inches to verify that the layers are meeting the specified requirements.

Once all the layers have been replaced and passed the soil engineer’s testing, surveyors return to test the pad for proper finished elevation and location. This ensures that the building pad is ready for whatever building is intended to be constructed on top of it.
